Operation Manager - Villa Management

We are a rapidly growing premium villa management company operating luxury properties across Asias top destinations. We manage the complete rental lifecycle for high-end villas, delivering exceptional guest experiences while maximizing owner returns through innovative technology and streamlined operations.

Were seeking an experienced operations manager to lead our villa management operations across Thailand from our Bali headquarters. This role requires someone who can coordinate complex logistics across multiple destinations, manage remote teams effectively, and optimize revenue performance using cutting-edge hospitality technology platforms. Youll be the central command for all operational activities while our local teams handle on-ground execution.

KEY RESPONSIBILITIESRevenue & Performance Management:
  • Manage dynamic pricing strategy using PriceLabs across 25+ luxury villas

  • Optimize occupancy rates and ADR through data-driven market analysis

  • Monitor competitor pricing and market trends to maximize revenue

  • Analyze performance metrics and provide strategic recommendations to ownership

  • Coordinate with local villa managers to implement revenue optimization strategies

Guest Experience & Reservations:
  • Oversee complete guest journey from inquiry to checkout via Guesty platform

  • Manage multi-platform listings (Airbnb, Booking.com, VRBO, direct bookings)

  • Handle complex guest requests and resolve issues through remote coordination

  • Ensure consistent 5-star guest experience standards across all properties

  • Implement and optimize automated messaging sequences for guest communications

Owner Relations:
  • Lead comprehensive owner onboarding process and contract negotiations

  • Prepare and distribute detailed quarterly owner statements and performance reports

  • Manage ongoing owner communications and relationship building

  • Present strategic recommendations and market insights to property owners

  • Handle owner inquiries and maintain high satisfaction levels

Team Coordination:
  • Coordinate and supervise local villa managers

  • Implement and monitor standard operating procedures across all locations

  • Manage daily task assignment and quality control through digital platforms

  • Train local staff on systems, processes, and service standards

  • Conduct virtual team meetings and performance reviews

Financial Operations:
  • Oversee accounting management and operational cost optimization

  • Coordinate with accounting team for accurate financial reporting

  • Manage supplier relationships, contracts, and vendor performance

  • Monitor and optimize operational expenses across all properties

  • Ensure accurate revenue tracking and financial reconciliation

Operational Excellence:
  • Develop and maintain comprehensive SOPs for all operational processes

  • Implement quality control measures and performance monitoring systems

  • Coordinate maintenance schedules and property upkeep remotely

  • Manage inventory planning and supply chain coordination

  • Oversee marketing initiatives and brand consistency

REQUIRED QUALIFICATIONSEssential:
  • 3+ years proven experience in hospitality operations or luxury property management

  • Demonstrated expertise with property management systems (Guesty experience required)

  • Excellent English communication skills (written and verbal)

  • Proven track record of managing remote teams and complex logistics

  • Advanced Google Workspace proficiency (Sheets, Drive, Calendar)

  • Experience with revenue management and dynamic pricing strategies

  • Strong analytical skills with ability to interpret data and KPIs

Preferred:
  • Bachelors degree in Hospitality Management, Business Administration, or related field

  • Extensive experience with vacation rental platforms (Airbnb Host/Co-host, Booking.com)

  • Proficiency with revenue management tools

  • Previous experience in villa or luxury property management

  • Bilingual capabilities
