Feasibility Studies Specialist

Job Summary:

The Feasibility Studies Specialist is responsible for conducting comprehensive financial, market, and operational analyses to assess the viability of new hospitality and real estate projects. This role requires strong analytical skills, industry knowledge, and the ability to provide strategic recommendations based on research, data interpretation, and financial modeling.

Key Responsibilities:Market & Industry Analysis:

• Conduct detailed market research on hospitality and real estate trends, supply and demand dynamics, competitor benchmarking, and investment opportunities in Bali and Indonesia.
• Analyze macroeconomic and microeconomic factors affecting the hospitality and real estate sectors.
• Identify emerging trends and risks that may impact project feasibility.

Financial Feasibility & Modeling:

• Develop and analyze financial models, including revenue projections, cost estimations, return on investment (ROI), and break-even analysis.
• Assess project financial viability through net present value (NPV), internal rate of return (IRR), and discounted cash flow (DCF) analysis.
• Prepare sensitivity analyses to evaluate the impact of different scenarios on project outcomes.

Site & Development Assessment:

• Evaluate potential project locations based on accessibility, market demand, zoning regulations, and competitive landscape.
• Collaborate with architects, engineers, and consultants to assess the technical feasibility of proposed developments.
• Conduct SWOT analyses to determine the strengths, weaknesses, opportunities, and threats of each project.

Investment & Business Case Preparation:

• Compile feasibility study reports and business cases to support investment decisions.
• Present findings and recommendations to senior management, investors, and stakeholders.
• Assist in developing project strategies, operational frameworks, and risk mitigation plans.

Stakeholder Engagement & Collaboration:

• Work closely with internal teams, including finance, operations, legal, and development, to align feasibility studies with business objectives.
• Liaise with government agencies, consultants, and external partners to obtain necessary approvals and insights.
• Support negotiations with investors, landowners, and joint venture partners based on feasibility insights.

Qualifications & Requirements:

• Bachelors or Masters degree in Finance, Economics, Business, Real Estate, Hospitality, or a related field.
• Minimum of 5 years of experience in feasibility studies, financial analysis, or investment analysis within the hospitality and real estate sectors.
• Strong knowledge of financial modeling, market research methodologies, and investment analysis techniques.
• Proficiency in Microsoft Excel, financial modeling tools, and business intelligence software.
• Excellent analytical, problem-solving, and strategic thinking skills.
• Strong communication and presentation abilities, with experience in preparing reports for executive-level stakeholders.
• Knowledge of Indonesian real estate regulations, market dynamics, and investment trends is highly preferred.
• Ability to work independently and collaboratively in a fast-paced environment.
