Role OverviewWe are seeking an experienced and highly driven Construction Manager to become the operational backbone of our Bali developments. This role demands an absolute, non-standard, full-time on-site presence due to the accelerated schedule and critical completion stages of our current projects.
The immediate scope involves: Managing the final, high-end finishing phase of four luxury villas in Canggu. The future scope includes: Leading the ground-up development of a mega-project consisting of six ultra-luxury villas in Uluwatu (starting 2026).
The ideal candidate must be a Transformation Expert—capable of introducing and enforcing a structured, European-grade construction discipline within the dynamic local Asian labor and supply market.
1. Project Management & Triple ConstraintProject Scope: Manage all project phases, from Pre-Construction (site logistics, mobilization) through Project Closeout (snagging and final handover).
Time Management (CPM): Develop and rigorously manage the detailed Master Schedule using CPM (Critical Path Method). Proactively identify and eliminate bottlenecks and supply chain risks inherent to the Balinese environment.
Cost Control: Strictly control the BOQ (Bill of Quantities) and manage all Change Orders. Perform deep tender analysis to ensure Cost Effectiveness without compromising the Luxury-grade specification.
Quality Assurance (QA): Develop and enforce rigorous ITP (Inspection and Test Plans) and Method Statements for all critical trades, especially High-End Finishes and complex M&E installations.
Quality Control (QC): Conduct daily, direct site inspections. Ensure that all dimensional Tolerances and aesthetic finishes meet Q3/Q4 European standards equivalent.
Documentation & Compliance: Manage all formal site correspondence, including RFI (Request for Information), process NIR (Non-Conformance Reports), and oversee the compilation of certified As-Built Drawings.
Technical Discipline: Introduce structured quality practices often lacking in local markets, such as detailed Weld Mapping and procedures for handling specialized systems (e.g., waterproofing, bespoke stone setting).
Resource Sourcing & Vetting: Demonstrate an expert-level knowledge of the local labor market. Actively source, technically audit, and mobilize specialized teams for complex works (e.g., Architectural Joinery, seamless flooring, sophisticated M&E systems).
Material Market Expertise: Possess deep knowledge of the market for both local and imported luxury materials. Expertly manage the Supply Chain and resolve import/customs complexities common in Indonesia.
Performance Monitoring: Implement a highly rigid Subcontractor Performance Monitoring system, empowered to swiftly manage and replace teams that fail to adhere to established quality and schedule requirements.
Absolute Site Presence: Mandatory, near non-stop presence on-site is required to proactively manage Interference Points and ensure continuous workflow integrity during high-tempo phases.
Irregular Schedule: The role operates on a non-standard, high-intensity schedule. Must be willing to commit to frequent overtime and weekend work to meet critical milestones.
Problem Resolution: Utilize strong Root Cause Analysis skills to diagnose defects or delays and immediately implement robust Corrective Action Plans without dependence on off-site support.
Education: Minimum Bachelor's Degree in Civil Engineering, Construction Management, or a closely related technical field.
Experience: Minimum 7+ years of progressive experience in Construction Management, with mandatory experience in the Luxury Residential or Boutique Hospitality sector, ideally within the Southeast Asian context.
Technical Acumen: Expert knowledge of QA/QC methodologies (e.g., familiarity with ISO 9001, FIDIC, or equivalent international standards). Strong understanding of Building Physics as applied to high-humidity tropical climates (e.g., moisture mitigation, thermal mass).
Financial Scope: Demonstrated experience managing projects with a contract value exceeding $10M USD.
Personal Attributes: Exceptional resilience and discipline. Must be a highly effective leader capable of implementing and maintaining authoritarian quality standards. Fluent written and verbal English is mandatory for technical documentation and executive communication.
