We're looking for an experienced Estate Manager to lead the day-to-day operations of one of our residential estates (cluster / landed / apartment). If you're a hands-on leader who takes pride in delivering exceptional living experiences, ensuring operational excellence, and building strong relationships with residents — we'd love to hear from you.

Job Responsibilities:

• Lead end-to-end estate operations: facilities, security, housekeeping, landscaping, and utilities
• Drive preventive & corrective maintenance for common area MEP, with clear SLAs and reliable vendor management
• Be the trusted point of contact for residents — manage feedback, resolve issues, and elevate the resident satisfaction index
• Own the estate's financials: annual OPEX & CAPEX budgeting, service charge / IPL collection (target ≥ 92%), and cost efficiency
• Ensure full compliance with safety (K3), legal, and regulatory requirements (P3SRS, SLF, IMB, environmental permits)
• Lead and develop a multidisciplinary on-site team (admin, technicians, security & cleaning supervisors, customer service)
• Report monthly performance to management and represent the estate in RUTA / RUPS with the Residents' Association

Job Requirements:

• Bachelor's degree (preferred: Civil Engineering, Architecture, Property Management, Industrial Engineering, or related)
• 7–10 years in property / estate / facility management, with at least 3–5 years in a managerial role
• Direct experience managing residential estates of 300+ units strongly preferred
• Solid working knowledge of MEP common area systems, budgeting, and Indonesian property regulations
• Strong leadership, communication, and conflict-resolution skills — comfortable engaging residents, vendors, and authorities
