Job Description

Financial Health Monitoring

  • Developed and implemented a financial health check framework for SDBS and Corporate Real Estate Management (CREM) areas, in close coordination with the Corporate FP&A team.
  • Prepared monthly financial reports including variance analysis, trend analysis, and key performance indicators (KPIs).
  • Identified financial deviations and provided corrective recommendations to improve performance.
  • Led financial planning, forecasting, and performance analysis against targets for SDBS and Corporate Real Estate Management (CREM).
  • Delivered data-driven insights to support strategic decision-making.

Corporate Real Estate Management (CREM) Financial Support

  • Acted as a strategic finance partner to the Corporate Real Estate Management Lead in decision-making related to property portfolio management (offices, factories, and warehouses).
  • Provided financial analysis for real estate projects, contract negotiations, and Lokasi strategies.
  • Managed financial planning and forecasting for construction and renovation projects.
  • Developed Capex business cases, monitored Capex execution, managed capitalization processes, and conducted post-project ROI evaluations.
  • Ensured fixed asset management complied with Perusahaan policies and IFRS standards.
  • Controlled property operational costs including lease, utilities, and maintenance expenses.
  • Optimized occupancy costs and space utilization across properties.
  • Led initiatives to improve energy efficiency and reduce operational costs.
  • Conducted industry benchmarking for real estate cost management.
  • Developed SOPs and standardized ways of working for SDBS and Corporate Real Estate Management (CREM) financial processes across Lokasis.
  • Ensured compliance with local regulations, property taxes, and corporate policies.
  • Managed risks related to property ownership and leasing arrangements.

Supply Chain & Construction Financial Support

  • Monitored and analyzed costs across the supply chain, including procurement, manufacturing, logistics, and distribution.
  • Conducted end-to-end cost analysis and margin analysis per product/segment in collaboration with FBP SCF SDBS and FBP BBS teams.
  • Provided accounting and financial business partnering support for construction projects, including journal entries, bookkeeping, Capex tracking, and cash flow monitoring.
  • Coordinated closely with finance assistants supporting Corporate Real Estate Management (CREM) operations.

Action Point Acceleration

  • Ensured execution of action points from internal meetings and stakeholder discussions.
  • Monitored progress of improvement initiatives to ensure timely delivery and measurable impact.

Job Requirements:

  • Education: Bachelor’s or Master’s degree in Accounting or Finance. Professional certifications such as ACCA, CPA, or CIMA are considered a strong advantage.
  • Experience: Minimum of 8–10 years of experience in finance, with exposure to real estate management (including design & construction and facility management) as well as supply chain finance.
  • Business Partnering: Proven experience in financial business partnering and capital expenditure (Capex) management.
  • Leadership Skills: Strong strategic leadership, effective communication, and the ability to influence and collaborate with senior stakeholders.
  • Technical Expertise: Solid knowledge of IFRS, Local GAAP, costing, and fixed asset management, with hands-on experience in ERP systems (e.g., SAP), Power BI, and data analytics.
