Position Description

Job Summary: The Property Manager is responsible for managing the daily operations, maintenance, and safety of company buildings, offices, and infrastructure in accordance with Indonesian laws and best practices. This role ensures that all facilities are safe, compliant, efficient, and conducive to productive operations. The Property Manager must have in-depth knowledge of Indonesian regulatory standards, building permits, environmental laws, fire safety requirements, and coordination with local authorities. Key Responsibilities: 1)Facility Operations & Maintenance a)Oversee the daily operations of all facilities, including soft-services and hard-services, e.g., cleaning, landscape, security & surveillance, environmental & waste management, HSE, ACS&MEPS, maintenance & inspections. b)Develop and implement preventive and corrective maintenance plans. c)Monitor energy usage and implement energy-efficient strategies. 2)Regulatory Compliance & Local Authority Engagement a)Ensure all operations comply with Indonesian building codes, environmental laws, safety regulations, and manpower laws. b)Liaise with relevant Indonesian government bodies for licenses, inspections, and audits. c)Maintain records of permits, building certifications, and conduct periodic compliance checks. 3)Health, Safety & Environment (HSE) a)Implement company HSE policies aligned with Indonesian law. b)Conduct risk assessments, safety audits, and fire drills. c)Maintain building-related insurances are valid coverage throughout the year. 4)Budget & Vendor Management a)Prepare annual facility budgets and manage operational expenses. b)Manage third-party vendors for integrated facility management services, e.g., cleaning, landscaping, security, maintenance, pest control, waste management, and construction projects. c)Negotiate service-level agreements and monitor contract performance. 5)Space Planning & Asset Management a)Oversee tenancy space utilization, including fit-outs/renovations/reinstatements process. b)Maintain accurate records of facility assets, inventory, and equipment. 6)Emergency Response & Business Continuity a)Develop and maintain emergency preparedness and disaster recovery plans. b)Lead emergency response teams and act as first responder for facility-related incidents.

Job Requirements

Qualifications: 1)Education: a)Bachelors degree in Engineering, Facility Management, Architecture, or related fields. b)Professional certifications (FSM, PMP, HSE, ISO) are advantageous. 2)Experience: a)Minimum 5-7 years of experience in facility or property management in Indonesia. b)Proven experience working with Indonesian local authorities and understanding local legal requirements. c)Experience in handling construction or renovation projects is a plus. 3)Skills: a)Strong knowledge and familiarity with Indonesian regulatory standards, building permits, environmental laws, fire safety requirements, etc. b)Excellent leadership, negotiation, and communication skills in Bahasa Indonesia and English. c)Proficiency in Microsoft Office, AutoCAD, and facilities management software (e.g., CAFM/CMMS).
