About the Role

We are seeking a Property Development Manager to work with our client, a Real Estate and Development company in Bali. We are looking for a hands-on leader who thrives in a dynamic and evolving environment, someone who loves being on the floor, solving challenges, and bringing energy to the team.

Job Description

• Looking for land available in Bali suitable for construction in the right zone, size etc. Initial conversations with the agent and viewing to assess suitability.
• Villa Design - Interior and Exterior. Plot layouts and access road
• Contractor Quotations - review quotes / BOQ and assess if any changes, costs, potential for reductions, accuracy etc.
• Work with sales agencies to list villas for sale
• Sales Negotiation with agents and buyers - on cost and payment terms
• Sales Contracts - review sales contracts for accuracy and confirm
• Sales Signing - meet with notary and buyer to complete sale transactions
• Construction Management - on site visits, day to day communication with the contractor, tracking of progress against schedule, main contact with the contractor for day to day running of construction
• PBG/SLF - manage applications and documentation to obtain certificates
• Monthly/Annual Accounting - work with accountants for day to day finances and filing of taxes etc.
• Legal Compliance - general compliance with regulations, contracts etc

Requirements

• Bachelors degree in Real Estate Development, Architecture, Engineering, or a related field.
• Minimum of 3-5 years of experience in property development or a related role.
• Proven experience managing large-scale development projects from inception to completion.
• Strong knowledge of local zoning laws, building codes, and environmental regulations.
• Excellent project management, coordination, and organizational skills.
• Strong communication and stakeholder management abilities.
• Ability to work effectively in a fast-paced, dynamic environment.
• Highly driven and hardworking, with the ability to navigate complex and culturally diverse environments in Indonesia.
• Fluency in English is required; proficiency in Indonesian is highly desirable.
• Experience in both international and Indonesian markets is preferred.
